Abu Dhabi developer unveils luxury beach resort and residences on Egypt’s north coast
Mediterranean project features homes, hotel, beach club and retail village
ABU DHABI – Abu Dhabi-based Modon Holding has partnered with Nammos Hotels & Resorts to launch Nammos Ras El Hekma, marking the internationally recognised hospitality and lifestyle brand's first fully integrated destination in Egypt.
The development will be located within the Wadi Yemm precinct of Ras El Hekma on Egypt's North Coast and will combine branded residences, a luxury resort, a retail village, signature dining venues and wellness facilities in a single waterfront destination. It also marks the first time the Nammos lifestyle concept will be introduced to Egypt, bringing together its globally recognised restaurant and beach club alongside luxury accommodation and residential offerings.
The project forms part of the wider $35 billion Ras El Hekma masterplan, which aims to transform Egypt's Mediterranean coastline into a year-round destination for residents, tourists and investors. The destination has been designed to blend architecture, hospitality, landscape and leisure while drawing inspiration from the Mediterranean lifestyle that has become synonymous with the Nammos brand.
Luxury living
Nammos Ras El Hekma will comprise four principal components: Nammos Residences, Nammos Resort, Nammos Village and an extensive collection of hospitality, wellness and leisure experiences.
The residential offering will include 72 branded apartments ranging from one to four bedrooms, alongside a penthouse. These homes have been designed to provide residents with direct access to the integrated facilities across the development, creating a connected living experience within one of Egypt's fastest-growing coastal destinations.
The hospitality element will feature 79 hotel keys spread across five accommodation categories. Guests will be able to choose from junior suites, one and two-bedroom suites, presidential suites and celebration suites, catering to a broad range of leisure travellers seeking luxury accommodation on the Mediterranean coast.
Residents and hotel guests will have access to an extensive range of amenities, including wellness facilities, fitness centres, spa experiences, swimming pools, private cabanas, children's facilities and dedicated private dining environments. The integrated approach aims to combine residential comfort with high-end hospitality services throughout the destination.
At the centre of the project will be Nammos Village, conceived as a retail and lifestyle district inspired by the character of traditional Mediterranean villages. The village will combine shopping, wellness, art and hospitality experiences, creating an environment designed for leisure, discovery and social interaction.
Signature experience
One of the project's defining attractions will be the Nammos Restaurant and Beach Club, which has become one of the brand's best-known hospitality concepts internationally.
The venue has been designed around natural coastal cave formations and will combine beachside dining, private cabanas, sunbeds, swimming pools and direct access to the Mediterranean shoreline. Developers said the concept is intended to deliver an immersive hospitality experience while reflecting the vibrant atmosphere associated with the Nammos brand.
The wider destination has been designed using Mediterranean and Cycladic architectural influences. Arched structures, sculpted forms, limewashed finishes and natural materials will define the project's visual identity, while indoor and outdoor spaces will be closely connected to complement the surrounding coastal landscape.
According to the developers, the architecture has been carefully planned to establish a distinctive identity within Ras El Hekma while remaining closely aligned with the area's natural setting.
Expansion plans
Bill O'Regan, Group CEO of Modon Holding, said Ras El Hekma was rapidly emerging as one of the Mediterranean's most ambitious developments, with Wadi Yemm already moving into the delivery phase.
He said the addition of globally recognised brands such as Nammos supports Modon's long-term vision of creating a vibrant city offering world-class living, leisure and investment opportunities throughout the year. O'Regan added that the arrival of Nammos introduces a distinctive lifestyle offering that strengthens the destination's appeal for residents, visitors and investors.

Ras El Hekma
Nammos Ras El Hekma is one of the latest projects announced within the 170.8 million square metre Ras El Hekma masterplan, which is expected to attract $110 billion in investment by 2045. Wadi Yemm is the first of the development's 17 precincts to enter the delivery phase and will also feature cultural landmarks intended to shape the identity of the wider city.
Designed as a next-generation coastal destination, Ras El Hekma will span 44 kilometres of Mediterranean coastline and will be connected by road, sea and air. Plans include a new international airport integrated with high-speed rail links, major highways, marinas and a dedicated cruise terminal. The masterplan also incorporates a central business and financial district, alongside residential, educational and mixed-use communities intended to support a permanent year-round population while expanding Egypt's tourism and investment landscape.
