DUBAI – Dubai Maritime City, a flagship development by DP World, has officially inaugurated its new Maritime Business Centre 2 (MBC-2), a Dh160 million Grade A commercial tower designed to expand premium office capacity within Dubai’s growing maritime and trade ecosystem.

The development reflects continued investment in integrated business environments linked to global logistics infrastructure.

It was delivered in 20 months and recorded strong market confidence, with 78% of its space leased before opening.

Premium offices

The tower introduces 125 premium office units ranging from 40 to 980 square metres, all designed with waterfront views across Dubai Maritime City. The offices are offered in two configurations, fully fitted plug-and-play spaces for immediate operations and shell-and-core units allowing tenants to customise layouts according to branding and operational needs.

This flexibility has positioned the development as an attractive option for maritime, logistics and trade-related companies seeking proximity to ports and industrial infrastructure.

Smart design

MBC-2 also integrates a wide range of lifestyle and operational facilities, including a dedicated wellness floor with a gym, recreational areas, retail outlets and F&B spaces. The tower provides 480 parking bays, including designated spaces for electric and hybrid vehicles as well as facilities for People of Determination. Smart building systems have been incorporated to enhance efficiency and reduce energy consumption, aligning with Dubai’s broader sustainability goals while supporting modern corporate requirements.

Strategic move

The development has further strengthened its role as a business nucleus following the relocation of Dubai Maritime City headquarters along with Jafza licensing department into MBC-2. This consolidation positions the tower as a central hub for maritime operations and client engagement within the district. According to Ahmed Al Hammadi, COO of Dubai Maritime City, the strong pre-leasing demand reflects growing confidence in the location as a strategic destination for maritime and trade businesses. He noted that the expansion of premium commercial space supports companies seeking closer integration with ports, ship repair facilities and regional logistics networks, enhancing long-term value for tenants and investors.

The inauguration was attended by senior officials from DP World and affiliated entities, underscoring the development’s importance within Dubai’s wider strategy to build integrated economic zones beyond traditional port operations.
