Indian Ocean summit puts Mauritius at heart of luxury property investment
Global investors to explore hospitality, residences and emerging property sectors
PORT LOUIS, Mauritius – The Indian Ocean is emerging as an increasingly important destination for luxury hospitality and real estate investment, with Mauritius set to take centre stage at the fourth edition of Showcase Indian Ocean.
Formerly known as the API Mauritius & Indian Ocean Property Forum, the summit will bring together private and institutional capital to examine investment opportunities across a fast-maturing regional corridor. The event will take place at the InterContinental Resort Mauritius on 8th October, bringing investors, developers, operators and financiers together around the region’s evolving property landscape.
Backed by API Events’ experience in business-to-business real estate, capital and hospitality events, and headline-sponsored by Cushman & Wakefield | Broll, the repositioned summit will focus on the transition from high-churn property sales towards institutional-grade investment.
Its programme will cover regulatory changes, private credit, capital structuring and the growing role of Agentic AI in dealmaking. The discussions will centre on Mauritius while extending across destinations including the Maldives, Seychelles, Zanzibar, Madagascar, Réunion and Mozambique.
Capital shift
The summit comes as the region’s hospitality investment market continues to develop, supported by established tourism destinations and new opportunities for investors entering the corridor.
Wayne Godwin, Group Managing Director, International Markets, Broll Property Group, said the Indian Ocean combines globally recognised destinations with a relatively mature hospitality sector, while continuing to offer opportunities for new market participants.
A key focus will be the growing involvement of GCC family offices and sovereign wealth funds in resort investment. The programme will also examine a shift from passive fund allocations towards direct investment in hospitality, branded residences and mixed-use developments.
Calvin Crick, Managing Director at Cushman & Wakefield | Broll Transactions, said investors would increasingly need to assess connectivity, infrastructure, demand and execution capabilities when identifying opportunities capable of translating into transactions.
Capital-light development models and branded residences will feature prominently, with such structures helping developers reduce entry requirements while expanding opportunities for international and independent hotel operators. The investment case is also being supported by tourism performance, with Mauritius, Seychelles and Zanzibar recording record visitor arrivals in 2025.
Showcase Indian Ocean
The summit will look beyond hospitality to the wider real estate landscape, highlighting differences between individual markets across the Indian Ocean.
Natasha Bruwer, Managing Director, Occupier Services, Cushman & Wakefield | Broll, said Mauritius, Madagascar, Seychelles and Réunion have distinct economic, regulatory and occupier dynamics, creating different opportunities for companies seeking to establish or expand their presence.
The programme will examine the growth drivers shaping the corridor, drawing on lessons from mature markets and new flagship developments. Emerging investment themes will include the Mauritius Real Estate Index, green bond structuring aligned with development finance institution and institutional ESG requirements, as well as senior living, digital-nomad multi-stay models, resort logistics and asset tokenisation.
A dedicated design and development track will also explore how two decades of master-planning quality have contributed to long-term investor confidence in Mauritius.
The event will also examine real estate opportunities beyond tourism and hospitality, including commercial, industrial, retail and residential assets.
Godwin said the combination of ease of doing business, economic maturity and growth was creating opportunities across a broader range of property sectors.
API Events Commercial Director Murray Anderson said the repositioning of the event was designed to address capital structures, regulatory positioning and long-term institutional confidence across the wider Indian Ocean corridor.
The fourth edition is expected to attract more than 300 global attendees, including investors, operators, developers and financiers. More than 60 speakers will participate across 14 sessions at the InterContinental Mauritius Resort.
