Developer insights point to changing expectations among both residents and global investors
DUBAI’s residential market is undergoing a notable change, with buyers placing greater emphasis on where and how they live rather than how much they pay.
New data from TownX Real Estate Development shows that 63% of homebuyers in the emirate now prioritise location, community amenities and lifestyle value over price when choosing a property.
The findings are based on proprietary customer insights, sales performance and market trends tracked over the past six months. TownX has an active project portfolio valued at Dh4 billion across Dubai.
What buyers want
TownX said buyers are increasingly focused on long-term value, with strong demand for walkable neighbourhoods, access to retail and F&B outlets, nearby schools, wellness facilities and integrated lifestyle experiences.
The data indicates that purchasers are looking beyond initial purchase costs, favouring developments that can support everyday living and long-term satisfaction. This trend reflects the growing number of end-users and lifestyle-focused investors entering Dubai’s property market.
How demand shifts
Haider Abduljabbar, Executive Director at TownX, said this behaviour mirrors what the company sees across its sales activity. He noted that today’s buyers are seeking a complete lifestyle rather than a basic real estate transaction, with communities offering connectivity, modern amenities and thoughtful design generating far stronger interest than properties assessed on price alone.
According to TownX, developments that combine residential, retail and leisure elements are performing the best.
Where interest grows
The strongest demand is being recorded in mixed-use, master-planned communities designed to enhance quality of life through integrated services and social infrastructure. TownX links this shift to Dubai’s maturing real estate landscape, where both end-users and investors are prioritising long-term livability and community-centric environments.
The developer said it continues to see robust interest from local and international buyers attracted by Dubai’s economic momentum, expanding infrastructure and global lifestyle appeal.
