Dubai unveils Dh1.3billion sustainable vision for Healthcare City’s future
New medical complex and LEED platinum offices to anchor expansion
DUBAI – Dubai Healthcare City Authority (DHCA) has revealed a Dh1.3 billion development plan to elevate Dubai Healthcare City (DHCC) Phase 1 into a future-ready hub for healthcare innovation and investment.
The project aims to strengthen the city’s role as a leading destination for global healthcare providers and investors, introducing sustainable and smart infrastructure designed to meet evolving medical needs.
Sustainable expansion
The first stage includes a LEED platinum-certified office building, a purpose-built medical complex, and enhanced community infrastructure. The office tower, designed by award-winning P&T Architects and Engineers Ltd, will span 13,000 square metres over nine floors and three basement levels. It will feature a flexible mix of office units and commercial areas, setting a new benchmark for sustainable urban design in the healthcare sector.
The adjoining medical complex, conceptualised by Dubai-based Design and Architecture Bureau (DAR), will cover 5,800 square metres with five floors and two basement levels. It will host surgical suites, laboratories, diagnostic centres, outpatient facilities, and support offices. Its shell-and-core structure and integrated smart parking system offer adaptability for future technological and operational changes.
Smarter access
To complement these developments, DHCA will introduce multi-storey car parks featuring electric vehicle charging points, Salik-integrated smart parking, and complete accessibility features to ensure seamless access across the community.
Issam Galadari, Chief Executive Officer of DHCA, said the expansion aligns with the Dubai Economic Agenda (D33) and the UAE Net Zero Strategy 2050, combining sustainability with investment-driven growth. Allae Almanini, Chief Operating Officer, added that the project aims to enhance efficiency and investor confidence in DHCC’s ecosystem.
Construction timeline
Construction of the new facilities is set to begin in December 2025, with completion expected by November 2027, marking a significant milestone in Dubai’s healthcare infrastructure evolution.
