DUBAI – DIA Holding, an international construction management company, has entered a long-term strategic partnership with UFC legend Khabib Nurmagomedov, marking a notable expansion in the UAE’s evolving real estate landscape.

The collaboration introduces a series of joint ventures beginning with LuzOra Residences, a premium residential development located on Dubai Islands. Valued at approximately $70 million, the project combines branded living with a hybrid hotel and residences concept, designed to offer both ownership and hospitality-style services.

The launch comes as Dubai continues to attract global investors seeking high-yield, lifestyle-focused property assets. LuzOra Residences has been structured to appeal to a mixed buyer profile, with 70 percent of units allocated to investors and 30 percent reserved for end-users. Early indicators show strong demand, with 38 percent of units already sold or reserved, highlighting sustained confidence in the project’s positioning within the island development market.

Partnership vision

Faruh Kurbanov, Founder of DIA Holding, described the collaboration as a shared commitment to discipline, precision, and consistent delivery. He noted that the partnership reflects aligned values between both parties, particularly in execution and long-term development strategy. According to him, Khabib Nurmagomedov’s reputation as an undefeated athlete mirrors the company’s approach to construction and project management, where reliability and structured delivery remain central principles.

Khabib Nurmagomedov, UFC legend and partner at DIA Holding, emphasised that success in both sport and business is rooted in discipline and teamwork. He stated that the partnership extends beyond construction, focusing instead on creating spaces where residents can live, grow, and build long-term futures. His involvement is expected to extend into future DIA Holding developments, including a branded project scheduled for announcement within the next 12 months.

LuzOra Residences

LuzOra Residences is envisioned as a premium development offering serviced living combined with residential ownership. The total project value stands at around $70 million, with construction officially commencing in October 2025. The project has already reached approximately 10 percent completion, currently progressing at ground floor level. Handover is scheduled for August 2027, aligning with the broader development timeline for Dubai Islands.

One-bedroom apartments within the development start from Dh1.7 million, placing the project within a competitive segment of Dubai’s high-end property market. Investors are being offered projected rental yields starting from 8 percent, with averages reaching around 10 percent.

The development has been designed with a focus on lifestyle integration and operational efficiency. Features include smart lock entry systems, EV charging stations, private storage facilities, and complimentary golf cart transport across Dubai Islands. Residents will also have access to a swimming pool, a fully equipped fitness centre, and curated communal spaces intended to support a resort-style living experience.

A key structural feature of LuzOra Residences is its escrow-backed framework, which provides an additional layer of financial security for investors. This mechanism is increasingly viewed as a differentiating factor in Dubai’s competitive real estate sector, where transparency and capital protection remain key considerations for international buyers.

Urban Habitat has been appointed as project consultant, while Al Tamayouz LLC serves as the main contractor responsible for execution. DIA Holding, which has a portfolio of more than 25 projects spanning over 783,000 square metres, continues to expand its footprint in the UAE, with a strategic focus on residential, commercial, and social infrastructure developments.
