Dubai: Fibrex to deliver 636 luxury homes in Nakheel’s Bay Villas project
Waterfront villas to feature six-bedroom layouts with rooftop terraces
DUBAI – Nakheel, a member of Dubai Holding Real Estate, has awarded a Dh2.6 billion contract to Fibrex Contracting LLC for the construction of Bay Villas at Dubai Islands.
The landmark waterfront development will comprise 636 luxury residences across five distinct property types and is being delivered in line with the Dubai 2040 Urban Master Plan.
The new community builds on Nakheel’s existing collaboration with Fibrex Contracting, following their work on the District One West development in Mohammed Bin Rashid Al Maktoum City. Bay Villas will combine a mix of Townhouses, Semi-detached Villas, Garden Villas, Waterfront Villas and Beachfront Villas, complemented by a variety of lifestyle amenities.
Bay Villas
Residents of Bay Villas will have access to three pool houses, a beach club, landscaped parks and green corridors connecting directly to the waterfront. The Beachfront Villas, located along a prime promenade, will feature three-storey layouts with six bedrooms, a rooftop lounge and terrace, a show kitchen and a private dining area.
Waterfront Villas will occupy spacious plots with panoramic views, while Garden Villas will provide a secluded retreat surrounded by greenery. Semi-detached Villas are designed to foster community living, and Townhouses will be clustered in groups of four to six with private gardens.
How is it designed?
The project integrates traditional design elements, including wooden finishes and arabesque detailing, while maximising natural light throughout its interiors. The development also includes sports courts, children’s playgrounds and leisure facilities, ensuring a resort-inspired lifestyle within a residential setting.
Khalid Al Malik, chief executive officer of Dubai Holding Real Estate, said the Bay Villas project reflects the company’s focus on creating elevated living environments. “This development delivers on our vision of designing waterfront communities that prioritise wellbeing, luxury and privacy, all while offering residents an opportunity to enjoy the best of island living,” he stated.
Where is it located?
Spanning 18.6 square kilometres across five islands, Dubai Islands is one of Nakheel’s most ambitious master developments. It offers 59 kilometres of waterfront, more than 20 kilometres of beaches, and extensive open spaces including parks, golf courses, promenades and cycling routes. Positioned within easy reach of Downtown Dubai and Dubai International Airport, the destination is designed to provide access to luxury hotels, retail centres, dining and entertainment venues.
