DUBAINakheel has awarded construction contracts worth more than Dh3.5 billion ($953 million) for the development of 544 villas on Palm Jebel Ali, marking a significant step forward for one of Dubai’s largest waterfront projects.

The contracts have been issued to Ginco General Contracting and United Engineering Construction (UNEC), with construction set to begin this quarter. Completion is targeted for the fourth quarter of 2028.

The announcement reflects accelerating progress on Palm Jebel Ali, a flagship development forming part of Dubai’s long-term urban expansion strategy along its southern coastline.

Contract scope

Under the agreement, Ginco will deliver 354 villas across Fronds A to D, while UNEC will construct 190 villas on Fronds E and F. The homes are part of a broader collection featuring 10 architectural styles, designed to maximise waterfront positioning and sea views.

The villas will incorporate smart-home technology alongside sustainability-focused design features, aligning with Dubai’s vision for future-ready residential communities.

Khalid Al Malik, CEO of Dubai Holding Real Estate, said the contracts represent “tangible progress” in bringing Palm Jebel Ali to life, noting that construction activity is now advancing across multiple fronds.

Executives from both contracting firms highlighted their ongoing partnerships with Nakheel and reaffirmed commitments to deliver the project to high standards. Ginco described the award as a continuation of a strong working relationship, while UNEC emphasised the project’s role in shaping future communities.

Palm Jebel Ali is positioned as a key contributor to Dubai’s evolving coastline, supporting the emirate’s ambitions for sustainable growth and premium waterfront living. The development aligns with the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33, both aimed at enhancing the city’s global appeal as a destination to live, invest and visit.
