Dubai Investments completes full villa handover at Danah Bay on Al Marjan Island
Integrated coastal community vision strengthens Ras Al Khaimah’s tourism and real estate appeal
RAS AL KHAIMAH – Dubai Investment Real Estate (DIR), the real estate arm of Dubai Investments PJSC, has completed the final phase of villa handovers at Danah Bay, its mixed-use beachfront development located on Al Marjan Island in Ras Al Khaimah.
The milestone marks the full delivery of all villas within the development, bringing the residential beachfront component to completion.
The achievement follows the earlier handover of 171 landside villas and the latest delivery of 18 breakwater villas, which are now fully ready for handover. In total, 189 villas across both inland and seafront locations have been successfully delivered as part of the wider master development. The project includes a diverse residential mix ranging from townhouses to 3-, 4- and 5-bedroom villas, alongside premium beachfront homes offering direct sea-facing views.
All villas have been completed with full structural works, internal finishes, building services and supporting external infrastructure, reflecting the finalisation of key construction phases across the residential portfolio.
Full delivery milestone
Obaid Al Salami, General Manager of Dubai Investment Real Estate, highlighted that the completion of all villas represents a defining stage in the project’s execution. He noted that achieving full handover across a development of this scale reflects disciplined planning, phased coordination and a commitment to delivery timelines.
He added that as the residential backbone of Danah Bay is now complete, the project continues to evolve into a broader waterfront destination integrating lifestyle, hospitality and retail elements. The aim is to strengthen Ras Al Khaimah’s position as a growing hub for tourism and long-term investment.

The handover also reinforces the strategic approach of Dubai Investment Real Estate Company, which continues to focus on delivering large-scale, mixed-use communities aligned with market demand and regional growth trends.
Residential progress
While the villa component has been fully delivered, construction work continues on the wider master plan. The Residential Tower, which will feature 143 apartments across 19 floors, has reached significant construction milestones. Foundation and substructure works have already been completed, while superstructure progress has reached approximately 78%.
Across the building, façade installation, mechanical, electrical and plumbing (MEP) works, along with internal fit-out activities, are advancing across multiple levels. Overall construction progress on the tower stands at around 38%, indicating steady advancement within the broader development programme.
Hospitality components within Danah Bay are also progressing as part of the integrated master plan, with overall completion exceeding 30%. These elements are designed to complement the residential offering, supporting the development’s positioning as a fully integrated coastal destination with leisure and tourism appeal.
Community development
In parallel with structural works, external infrastructure, landscaped areas, pedestrian walkways and shared community spaces are also advancing. These components are being developed in tandem to ensure gradual activation of the waterfront community as various elements come online.
Danah Bay has been designed as a comprehensive beachfront destination combining residential living with hospitality, retail and lifestyle experiences. Anchored by private beach access and curated coastal spaces, the development aims to offer an integrated living environment within Ras Al Khaimah’s expanding real estate landscape.
