UAE investors drive over Dh14.9bn in Sharjah property deals during H1 2026
Women and young buyers strengthen domestic investment momentum
SHARJAH – UAE investors accounted for more than half of Sharjah's real estate trading value during the first half of 2026, reinforcing the emirate's position as one of the country's leading property investment destinations.
A specialised statistical report released by the Sharjah Real Estate Registration Department showed that local investors remained the largest investor segment, reflecting sustained confidence in the market.
The report recorded total UAE investments of Dh14.9 billion across 22,599 properties owned by 9,655 investors. The figure represented 50.6 percent of Sharjah's total real estate trading value of Dh29.5 billion during the first six months of the year.
Market confidence
The department said the strong performance demonstrates growing confidence among UAE nationals in Sharjah's investment environment. It attributed the momentum to advanced legislation, sustainable urban development and high-quality real estate projects that continue to enhance the emirate's competitiveness and appeal.
The report also highlighted the diversity of the local investor base, with participation increasing across different demographic groups. Alongside strong overall investment activity, Emirati women and younger investors continued to expand their presence in the market, reflecting broader engagement in property ownership and long-term investment.
Women investors
The gender analysis showed that male investors accounted for 72 percent of traded properties, while female investors represented 28 percent. Ownership distribution in sales transactions stood at 59.3 percent for men and 40.7 percent for women, underlining the growing economic role of Emirati women in the real estate sector.
In terms of transaction values, male investors accounted for 75.3 percent of total sales transaction value, compared with 24.7 percent for female investors. The department said these figures reflect the continued expansion of women's participation in real estate ownership and investment activity across the emirate.
The report noted that women have become increasingly active partners in investment and development, contributing to the sustained growth of Sharjah's property market.
The report's demographic breakdown revealed distinct investment trends across age groups, highlighting the widening participation of UAE nationals in the property market.
Among investors aged 35 years and below, males accounted for 65.5 percent of traded properties, while females represented 34.5 percent. Ownership distribution reached 57 percent for men and 43 percent for women, while sales transaction values stood at 72.5 percent and 27.5 percent respectively. The department said the figures indicate growing awareness of real estate investment among younger generations seeking to build sustainable assets early.
For investors aged between 36 and 53 years, males represented 71.2 percent of traded properties, compared with 28.8 percent for females. Ownership distribution stood at 58.2 percent for men and 41.8 percent for women, while transaction values reached 73.3 percent and 26.7 percent respectively.
Among investors aged 54 years and above, regarded as experienced investors, males accounted for 77.6 percent of traded properties, while females represented 22.4 percent. Ownership distribution reached 64.3 percent for men and 35.7 percent for women, while sales transaction values stood at 78 percent for male investors and 22 percent for female investors.
Commenting on the findings, Abdulaziz Ahmed Al-Shamsi, Director General of the Sharjah Real Estate Registration Department, said the results for the first half of 2026 reflect the success of Sharjah's development strategy and the strength of its real estate market.
He said the achievements have been supported by the vision of His Highness Sheikh Dr. Sultan bin Muhammad Al Qasimi, Supreme Council Member and Ruler of Sharjah, together with the close follow-up of His Highness Sheikh Sultan bin Muhammad bin Sultan Al Qasimi, Crown Prince and Deputy Ruler of Sharjah and Chairman of the Sharjah Executive Council. He added that the emirate has established an integrated real estate ecosystem built on advanced legislation, quality services and sustainable development.
Al-Shamsi also said the report goes beyond investment volumes by highlighting the expanding participation of UAE investors, particularly women and young people, while reaffirming that Sharjah continues to offer attractive opportunities for individuals and families seeking sustainable real estate investment.
