Dubai South awards Dh2 billion contract to accelerate HAYAT luxury community development
Project to deliver 2,500 homes with wellness-focused amenities and modern living spaces
DUBAI – Dubai South Properties has taken a significant step in advancing its flagship residential development with the award of a Dh2 billion contract for HAYAT, a large-scale, master-planned community designed to redefine modern living in the emirate.
The contract has been awarded to Mohammed Abdulmohsin Al Kharafi & Sons LLC, marking a key milestone in the execution of multiple phases of the project.
Spanning 10 million square feet, HAYAT reflects Dubai South’s broader vision of creating integrated communities aligned with the emirate’s long-term growth strategy.
Master plan
HAYAT is strategically positioned near the Al Maktoum International Airport, placing it at the heart of a rapidly developing economic and residential hub. The development is designed as an integrated community that promotes balanced living, combining residential comfort with wellness-focused infrastructure.
The project will include around 2,500 residential units, offering a diverse mix of townhouses, semi-detached and standalone villas, mansions, apartments and hotel apartments. Unit layouts will range from one- to five-bedroom configurations, catering to different lifestyle needs. The architecture adopts a minimalist approach, prioritising space, privacy and functionality while maintaining a contemporary aesthetic.
Lifestyle living
A strong emphasis has been placed on lifestyle and wellbeing within the community design. Residents will have access to extensive green spaces, including landscaped parks, shaded walking trails and outdoor recreation areas. Dedicated family zones, fitness facilities and wellness spaces are also part of the master plan, alongside community pools and tranquil gardens.
The development will further feature a community mall and a retail boulevard offering a mix of shops, cafés and essential services. A scenic lake and lagoons will enhance the environment, adding to the overall appeal of the neighbourhood. These elements are intended to create a self-sustained community that supports both relaxation and social interaction.
Connectivity hub
Connectivity remains a defining feature of HAYAT, with the development offering seamless access to major transport routes and key economic zones. These include Sheikh Mohammed bin Zayed Road, Emirates Road, Jebel Ali Free Zone and Dubai South Free Zone. Its proximity to the airport further strengthens its position as a strategic residential destination for professionals and families.
Construction of the project is scheduled to commence in the second quarter of 2026, with the initial phases expected to be completed by 2028. According to Dubai South Group CEO Nabil Al Kindi, the project has already generated strong demand since its launch in 2025, driven by its unique positioning and wellness-oriented design.
Dubai South continues to expand its residential ecosystem with supporting infrastructure, including public parks, sports courts, retail outlets, a 50,000 square foot hypermarket, a mosque and a petrol station. The area also features a public bus route linking residents to the Expo Metro station, while educational and retail developments, including a GEMS Founders School and a 200,000 square foot mall, are underway.
