SHARJAH – Sharjah has welcomed the launch of Sukoon, a Dh1.5 billion residential development by Sanzen, marking a significant addition to the emirate’s growing real estate landscape.
The project will feature 859 villas and townhouses distributed across four phases, designed to deliver a new model of community living centred on everyday wellbeing. Construction has officially begun following a signing ceremony attended by senior company officials and project partners.
The announcement underscores continued investor confidence in the UAE’s property sector, with early indicators showing robust demand for integrated residential communities. The first phase alone, comprising 241 units, sold out entirely on launch day, highlighting strong market appetite among both local and international buyers.
Project design
Sukoon introduces a distinctive approach to residential planning, focusing on enhancing daily life rather than occasional leisure. Facilities and services have been carefully distributed across the development to ensure accessibility, allowing residents to reach key amenities within a short distance from their homes.
At the centre of the project lies a 3,000 square metre lagoon, designed to connect different parts of the community. The water feature also serves as a focal point for walking and relaxation, supporting a lifestyle built around wellness and outdoor activity.
The development is self-financed, a model intended to maintain price stability while ensuring consistent progress across all phases. Construction of the first phase is being carried out by BTC Contracting, an experienced firm tasked with delivering the initial segment of the project.

The immediate sell-out of phase one reflects strong confidence in the project’s concept and location. Sanzen has set a target of achieving up to Dh3 billion in sales within the first year, supported by sustained interest from investors and end-users. Reservations for the second phase have already opened, signalling continued momentum.
Company representatives highlighted that the project’s launch aligns with broader optimism surrounding the UAE economy and regional property market. The combination of modern design, integrated facilities and a focus on quality of life has positioned Sukoon as a competitive offering within Sharjah’s residential sector.
Development plans
Sanzen confirmed that Sukoon will be delivered in phases, with full completion and handover expected in the second quarter of 2029. The development aims to establish a benchmark for contemporary community living, blending sustainability principles with functional urban planning.
