Dubai to get world’s tallest residential clock tower by 2027
450-metre branded tower to feature 649 residences and hotel-style amenities
DUBAI is gearing up to shatter another world record as it prepares to welcome the tallest residential clock tower globally – the Franck Muller Aeternitas Tower.
Slated for completion by 2027, this luxury development is the result of a landmark collaboration between London Gate, a UAE-based premium real estate developer, and Franck Muller, the Swiss watchmaker famed for its intricate and high-end timepieces.
Rising to an imposing 450 metres with 106 floors, the tower will be located in Dubai Marina, offering unmatched views of Palm Jumeirah, Jumeirah Beach Residences, and Ain Dubai. Design inspiration has been drawn from Franck Muller’s masterpiece, the Aeternitas Mega, known as the world’s most complicated wristwatch.

The project will comprise 649 branded residences, ranging from sleek one-bedroom apartments to sprawling mansion duplexes. Each unit will reflect the opulence and attention to detail associated with the Franck Muller brand, combining refined aesthetics with state-of-the-art functionality.
Beyond the individual units, the tower promises an ultra-luxurious living experience. Residents will enjoy hotel-like services, including 24-hour valet, concierge, housekeeping, and porter services, ensuring a seamless blend of privacy and convenience.
An extensive suite of shared amenities will be available, including a gym, padel court, spa, yoga studio, swimming pool, cinema, music room, and library. These lifestyle features aim to enhance wellbeing while offering residents a sense of community within the tower.
Engineering excellence
The 60,000 square metre bespoke unitised façade, designed and installed by the renowned Permasteelisa Group, plays a pivotal role in realising the tower’s signature look. Inspired by the architectural complexity of the Aeternitas watch, the façade will be both functional and visually captivating.
Permasteelisa Gartner Middle East, with offices in Dubai, Riyadh and Doha, was specially requested by London Gate for the project. The company’s strong portfolio includes over 50 projects in the Middle East, such as the Coca-Cola Arena in Dubai.
“Permasteelisa Group began working in the Middle East in 2006,” noted Alessio De Mitri, Executive General Manager for the region. “The Franck Muller Aeternitas Tower will be a fantastic addition to our already impressive portfolio.”
Construction of the tower has already reached the 55th floor as of March 13, 2025, signalling strong progress. Once complete, it will not only be the tallest residential clock tower but also the tallest branded residential tower in the world.
Global luxury meets real estate
This launch marks Franck Muller’s first-ever foray into real estate. According to Erol Baliyan, Managing Director of Franck Muller MEA, the decision to debut this partnership in Dubai reflects the city’s status as one of the most vibrant and luxurious global destinations.
The development also signifies a major step for London Gate. Following the sell-out success of its previous projects – Maya V, Nadine I, and Nadine II – the firm aims to elevate architectural and lifestyle standards in the region through this high-profile collaboration.
“This masterpiece will stand as a testament to our commitment to crafting unparalleled and never-seen spaces,” stated Eman Taha, CEO of London Gate.
Completion and handover are expected in July 2027.
