NABNI Developments opens sales for Waldorf Astoria Residences Dubai Business Bay
DUBAI: Waldorf Astoria, the iconic global hospitality brand, has officially opened sales for its first-ever standalone residence project outside the US, located in Dubai Business Bay.
The ultra-luxury development, brought to life by NABNI Developments and designed by the celebrated architect Carlos Ott, will feature 146 premium units in a 65-storey tower, promising an unparalleled lifestyle that blends world-class design with bespoke services.
The project is scheduled for handover in Q4 2029.
Waldorf Astoria Residences
The Waldorf Astoria Residences Dubai Business Bay will become the district’s second tallest residential building, standing at 350 metres. Ott’s design marries contemporary aesthetics with Waldorf Astoria’s 130-year legacy of five-star hospitality, blending Art Nouveau and Art Deco elements with modern touches inspired by Dubai’s dynamic vision.

The tower houses three distinct residential collections: The Signature Collection offers one to three-bedroom units; the Sky Collection features four-bedroom residences, multi-level sky villas, and exclusive sky mansions; while the pinnacle is the Sky Palace, occupying four floors with panoramic 360-degree views of the city. Each residence is meticulously designed to optimise views of the Burj Khalifa and the surrounding skyline, combining opulence with practical luxury.
Bespoke living experience
Residents will enjoy reserved lift access directly to private apartment lobbies, ensuring privacy and convenience. The tower’s amenities are designed to cater to a luxury lifestyle including the world’s highest Golf in the Sky simulator experience at 270 metres, separate adult-only and family pools with private cabanas, a Waldorf Astoria spa and wellness centre, alongside fitness and yoga studios and a meditation deck.
The service offering extends well beyond traditional hospitality with 24/7 concierge and housekeeping, plus bespoke on-request services such as private chef dining, pet care, personal assistants, drivers, in-home spa treatments, and personal fitness trainers. This integration of luxury service and residential comfort reflects the brand’s century-long expertise in hospitality.

Abdulrahman Abdulla Alhelo Alsuwaidi, Co-Founder and Chairman of NABNI Developments, highlighted the significance of this partnership with Hilton in elevating Dubai’s branded residences sector. “The global market for branded residences is booming, with a 43 per cent increase in sales year-on-year in 2024,” he said, citing data from property consultancy Global Branded Residences. This trend is expected to more than double within five years, driven by high-net-worth investors seeking Dubai as a prime destination for second homes or portfolio diversification.
NABNI Developments, formerly known as Al Jaziri Properties, has established a reputation for delivering meticulously crafted properties with unmatched attention to detail.
