Dubai’s new 71-storey S Tower set to rise 300 metres in Meydan

DUBAI’s skyline is set to welcome another striking addition as Sobha Realty unveils a 71-storey residential skyscraper in Sobha Hartland 2, Meydan.

Towering 300 metres high, the new S Tower will feature just 105 ultra-luxury units, designed with the hallmark refinement Sobha is known for. The development will be one of the tallest structures in the fast-developing Meydan district.

Inspired by a design handpicked by Sobha’s founder, P.N.C. Menon, the new tower is positioned as part of the brand’s Privy Collection – a curated offering for discerning investors. Each residence will span approximately 5,430 to 5,440 square feet, offering 4- and 5-bedroom layouts, and just two units per floor for maximum privacy.

Exclusive sales strategy

The developer has confirmed that sales will be conducted by invitation only, keeping the process personal and exclusive. Interested buyers will be contacted directly, with pricing details only disclosed upon request and after client profiling. A similar approach was taken for the original S Tower on Sheikh Zayed Road, where a unit recently sold for Dh100 million.

Sobha’s intent to maintain the exclusivity of the S Tower brand is further reflected in the ultra-premium materials and design elements used across the project. From 2.6-metre oak doors and seamless large-format flooring tiles, to rotatable magnetic lighting and ceilings rising up to 3 metres, every detail caters to refined tastes.

Growth in Meydan

The announcement adds to a surge of developer activity in the Meydan–Nad Al Sheba corridor. Earlier this year, developer Binghatti acquired Dh25 billion worth of land in the area to create branded projects. Meydan’s growing status as a luxury hub makes it a hotspot for such developments.

Alongside the new S Tower, Sobha is also advancing other landmark projects, including Sobha Central, a multi-tower cluster, and continues to develop along Sheikh Zayed Road – where the earlier S Tower (62 storeys, 229 metres) highlights the growing appetite for elite urban living in Dubai.
