Sobha Realty unveils $20 billion AquaCrest and one of UAE’s tallest towers
Residents will enjoy landscaped parks, jogging tracks, and extensive coastal open spaces
DUBAI – Sobha Realty has unveiled two landmark projects, reinforcing its position as a leading UAE developer.
The first, Sobha AquaCrest, is the second residential cluster in its $20 billion (Dh73.4 billion) Downtown UAQ masterplan, transforming Umm Al Quwain’s coastline. Meanwhile, in Dubai, the company is set to launch Sobha SkyParks, a 450-metre tower with 109 floors, ranking among the UAE’s tallest buildings.
These developments reflect Sobha Realty’s continued focus on luxury, sustainability, and architectural excellence, from coastal retreats to urban skyscrapers. Both projects aim to redefine residential living standards, combining modern design, premium amenities, and environmentally conscious planning.
Sobha AquaCrest
Spanning five towers, Sobha AquaCrest offers one-, two- and three-bedroom apartments and duplexes, with handover scheduled for June 2029. The cluster is designed to blend contemporary architecture with coastal tranquillity, reflecting Sobha Realty’s hallmark precision and attention to detail. Residences feature double-glazed façades for superior heat and sound insulation, energy-efficient HVAC systems, district cooling to reduce power consumption, EV charging stations, and the use of eco-friendly materials to foster healthier living environments.
Downtown UAQ, covering 25 million square feet, is one of the Northern Emirates’ most ambitious coastal developments. It boasts seven kilometres of uninterrupted beachfront and a total coastline of 11 kilometres. Over 50 percent of the masterplan is dedicated to open and green spaces, including landscaped parks, jogging tracks, and beach promenades that encourage active lifestyles.

The wider community will offer cultural, wellness, and leisure experiences, such as an Art and Design District, Museum and Marine Experience Center, a Wellness Park, multiple marinas, a public beach, retail and dining promenades, and an open-air amphitheatre. These facilities aim to enrich residents’ lifestyles while fostering a deep connection to the natural environment. Sobha Siniya Island, part of Sobha Realty’s broader masterplans, dedicates 60 per cent of its area to protected green zones, mangroves, and natural habitats. Together, these developments are projected to generate Dh12 billion ($3.27 billion) in sales by 2025, representing nearly 30 per cent of the company’s total revenue.
Sobha SkyParks
Located on Sheikh Zayed Road, Sobha SkyParks rises 450 metres with 109 floors, encompassing 684 residences across five sub-towers. The tower is designed to offer residents panoramic views of Sheikh Zayed Road, Palm Jumeirah, and the Arabian Gulf. Sobha SkyParks combines modern design with premium amenities, including an infinity pool, fitness and wellness facilities, cinema, family barbecue zone, and a padel court, delivering a luxury urban lifestyle at the heart of Dubai.
The tower will rank among the UAE’s tallest buildings, further establishing Dubai’s reputation for skyscraper superlatives. Currently, 15 of the world’s 100 tallest buildings are in the UAE, 13 of which are in Dubai. Sobha Realty is on an expansion spree, planning to launch eight to ten new multibillion-dirham projects across the UAE in 2025. The company expects annual sales of Dh30 billion ($8.16 billion), with projects in Dubai and Umm Al Quwain contributing Dh22 billion and Dh8 billion, respectively, to this total.
SkyParks is designed as a modern urban landmark that complements Dubai’s skyline while offering sustainable living features. The development includes smart building systems, energy-efficient infrastructure, and a range of amenities that emphasise wellness, recreation, and community connectivity.
