Sharjah sees Dh4 billion real estate deals in April 2025
Al-Majaz 3 tops sales and mortgage deals for built-in land
SHARJAH’s real estate sector maintained its upward momentum in April 2025, registering a robust total of 7,206 transactions with a combined value of Dh4 billion.
The emirate recorded 1,415 sales transactions, covering approximately 10.3 million square feet across 117 areas, marking a continued phase of growth and investment diversification.
This surge reflects Sharjah’s dynamic transformation into a prime real estate destination, fuelled by a combination of supportive legislation, flexible government policies, and large-scale development projects. The emirate's expanding infrastructure, steady urban planning, and increasing population have created sustained demand for residential, commercial, industrial, and agricultural land.
Sales activity overview
Out of the total transactions, sales made up 19.6%, or 1,415 deals, distributed across all regions of the emirate. These included 785 land plots, 338 tower units, and 292 built-in land transactions.
The “Al-Metraq” area topped in terms of sales volume with 365 transactions, followed by Muwailih Commercial (156), Tilal (152), and Al-Khan (64). In terms of value, Muwailih Commercial led with Dh348.4 million, followed by Tilal (Dh310.6 million), Al-Sajaa Industrial (Dh168.4 million), and Al-Majaz 3 (Dh136 million).
One of the standout deals was recorded in Al-Majaz 3, where a built-in land sale was finalised at Dh115 million, making it the highest-value sales transaction of the month. The same area also saw the largest mortgage transaction, worth Dh130 million.
Mortgage and contract transactions
A total of 413 mortgage transactions were registered, amounting to Dh866.8 million, representing 5.7% of all real estate activity. Additionally, 751 initial contract transactions accounted for 10.4% of the total, while 3,453 ownership certificate transactions made up 48%, and 1,174 ownership deed transactions represented 16.3%.
These figures demonstrate not only the active buying and selling of property but also a strong volume of formalised ownership activity, reflecting growing investor confidence in the Sharjah market.
Geographical distribution
The breadth of activity spanned 117 distinct areas, highlighting the emirate's broad investment appeal. In the Central Region, 66 sales transactions were recorded, primarily in Industrial Area 3 with 19 deals, the latter achieving the highest regional trading value at Dh16.8 million.
In Khor Fakkan, 24 transactions were logged, with Al-Harai Commercial, Hay Al-Bardi 2, and Hay Al-Luleya each recording 4 sales. However, Hay Al-Bardi 5 led in trading value at Dh4.2 million.
Meanwhile, Kalba saw 11 sales, led by Al-Tarif 5 with 5 deals, contributing the area’s highest trading value of Dh1.3 million.
