Dh1.1 billion deal to add 850 homes to Dubai’s Villanova
New townhouses to feature parks, retail and family-focused amenities
DUBAI – Dubai Properties, part of Dubai Holding Real Estate, has awarded contracts worth nearly Dh1.1 billion to Metac General Contracting Co. LLC for the construction of 850 new townhouses at Villanova in Dubailand.
The move marks a significant step in the next phase of expansion for one of Dubai’s established family-oriented communities.
The development reflects continued demand for suburban living that blends connectivity, green spaces and integrated amenities.
Project scope
The contract covers phase 1 and phase 2 of La Tilia, a residential cluster within Villanova. The project will include 500 three-bedroom and 350 four-bedroom townhouses.
Phase 1 is set to deliver 410 units, while phase 2 will add a further 440 homes, bringing the total to 850 units.
Growing demand
Since its launch, Villanova has delivered 3,834 homes, positioning itself as a key destination within Dubai’s mid-market and upper mid-market residential segments. The latest expansion underscores sustained buyer interest in communities offering accessibility to major road networks alongside social infrastructure.
Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, highlighted that the contract award reflects ongoing demand for high-quality, family-focused developments. He noted that Villanova continues to attract strong buyer appeal, with the expansion building on its established momentum while maintaining construction progress and delivery standards.
Community features
La Tilia follows Villanova’s Mediterranean-inspired design, integrating landscaped surroundings with pedestrian-friendly streets. The development will include parks, walking and cycling tracks, as well as retail and community amenities within the master plan.

Located in Dubailand, Villanova offers direct access to major arterial routes and is designed to support contemporary family living, combining residential clusters with schools, retail outlets and recreational facilities.
