DUBAI – Azizi Developments has awarded a Dh1.1 billion contract for the structural steel construction of its flagship Burj Azizi project, marking a significant milestone in the delivery of one of Dubai’s most ambitious skyscrapers.

The contract has been granted to Eversendai Corporation Berhad, a specialist in steel construction known for delivering complex high-rise structures. The development, also referred to as Azizi Tower, is widely regarded as one of the most prominent projects currently under construction in the emirate.

Once completed, Burj Azizi is expected to rise to 725 metres, positioning it as the world’s second-tallest tower. Located along Sheikh Zayed Road, the project forms a key addition to Dubai’s skyline, reinforcing the emirate’s global standing in high-rise architecture and engineering innovation.

Steel contract

The awarding of the structural steel contract represents a critical phase in the tower’s construction timeline. Steel plays a central role in the superstructure of a building of this scale, particularly given the engineering challenges associated with height, wind resistance and vertical load distribution.

Eversendai Corporation Berhad’s scope includes the fabrication and installation of the tower’s steel framework, a component that underpins both structural integrity and construction efficiency. The Dh1.1 billion value reflects the scale and technical complexity of the works, aligning with the project’s positioning as a next-generation megatall development.

Construction on Burj Azizi began in November 2024, with multiple packages progressing in parallel to maintain timelines on the high-profile scheme.

Support works

Alongside the main tower works, Azizi Developments has been advancing supporting infrastructure tied to the project. Earlier this month, the developer appointed Doka, a global specialist in formwork and scaffolding, to deliver solutions for Car Park Building 1.

The 14-storey parking facility is located on a constrained plot along Sheikh Zayed Road and is designed to support the overall functionality of the Burj Azizi development. The structure is positioned as an integral component of the wider user experience associated with the tower.

To address spatial limitations on site, Doka deployed a strategy based on pre-assembled components delivered through a just-in-time schedule. This approach eliminated the need for extensive on-site storage, reducing congestion and improving logistical efficiency.

The construction methodology also enabled different elements of the building to progress simultaneously. While the core structure advanced independently, floor slabs were completed in rapid, repeatable cycles, supporting faster delivery without compromising precision.

Burj Azizi

Burj Azizi is planned as a 131-plus-storey skyscraper combining residential, hospitality, retail and entertainment components. The tower will include luxury apartments, ultra-luxury penthouses and a seven-star hotel inspired by seven cultural themes, including Arabic, French, Indian and Chinese influences.

The development is also set to introduce a series of record-breaking features, including the world’s highest observation deck on level 130, the highest hotel lobby on level 111 and the highest restaurant on level 122. Additional elements include a nightclub, hotel rooms at extreme elevations and a museum at the pinnacle documenting the tower’s development journey.

Residences will be complemented by dedicated amenity levels every 20 floors, featuring wellness centres, swimming pools, gyms, cinemas and business facilities. A retail podium is planned to house a high-end shopping destination with luxury brands and boutique outlets.

Pricing for units reflects the project’s ultra-luxury positioning, with apartments starting from Dh7.5 million and reaching up to Dh156 million for premium residences. The development is also expected to attract global investors, supported by simultaneous sales launches across major international cities including London, Singapore and Tokyo.

The Burj Azizi project comes amid sustained momentum in Dubai’s real estate sector. The emirate recorded 180,987 property transactions valued at Dh522.5 billion in 2024, underlining strong demand across residential and luxury segments.

Within this landscape, large-scale developments such as Burj Azizi continue to play a defining role in shaping the city’s urban identity. The tower is set to surpass other global skyscrapers including Merdeka 118 in Kuala Lumpur and Shanghai Tower, while remaining second only to the Burj Khalifa.

Azizi Developments’ broader pipeline includes approximately 150,000 units under construction, valued at several billion dollars. In parallel, the company is also developing a Dh2.5 billion opera house within its Azizi Venice cultural district, reflecting a wider expansion strategy across residential, hospitality and cultural assets.
