DUBAI – Dubai-born AVENEW Development has announced plans to bring The Ritz-Carlton Residences to The World Islands, marking the latest addition to its growing portfolio of premium addresses in the emirate.

The project is the developer's second collaboration with Marriott International and reflects AVENEW's focus on thoughtful design, carefully selected locations and enduring quality.

Sales for the luxury development are scheduled to begin in 2027, with further details expected ahead of the launch.

Island living

The development will be located within the Hawaii Islands cluster of The World Islands, an archipelago of around 260 man-made islands situated approximately four kilometres off Dubai's Jumeirah coastline. Offering a private island lifestyle within easy reach of the city, the project aims to combine exclusivity with convenient access to mainland Dubai.

The masterplan includes a curated collection of villas alongside two and three-bedroom low-rise residences. Designed as a secluded retreat, the community is intended to provide residents with a refined waterfront lifestyle while benefiting from the globally recognised standards associated with The Ritz-Carlton brand.

Investor interest

The announcement comes as The World Islands continue to attract renewed investor interest. With increasing developer confidence, expanding hospitality commitments and a fixed supply of islands, the destination has entered a recognised phase of growth and is increasingly viewed as one of the region's distinctive long-term real estate opportunities.

Through its partnership with Marriott International, AVENEW aims to integrate The Ritz-Carlton's renowned hospitality, personalised service and luxury experience into everyday residential living. The collaboration is designed to deliver a branded residential offering that combines high-end design with world-class hospitality.

Project plans

According to AVENEW Development, the project represents its debut at The World Islands and aligns with the company's strategy of creating landmark residential destinations in unique locations across Dubai. The developer said the limited nature of the archipelago and its long-term potential made it an ideal setting for the new branded residences.

Marriott International said the development will introduce exclusive branded waterfront homes that combine sophisticated design, premium services and an exceptional island setting. The company expects the project to further strengthen The World Islands as a leading destination within Dubai's evolving luxury property market.
