DUBAI – Dubai’s evolving waterfront skyline is set to gain a new ultra-luxury landmark after AVENEW Development signed an agreement with Hilton to introduce Waldorf Astoria Dubai Islands and Waldorf Astoria Residences Dubai Islands.

The project brings one of hospitality’s most prestigious names to one of the city’s most anticipated coastal destinations. It also marks a major step for AVENEW as it deepens its presence in Dubai’s high-growth hospitality and branded residential sector.

Designed to merge residential comfort with the brand’s globally recognised service culture, the development will deliver a carefully balanced mix of hotel and private living. Architectural precision and functional elegance shape the overall concept, aligning with Waldorf Astoria’s reputation for refined environments and meticulous detailing.

Hotel features

Waldorf Astoria Dubai Islands will include 150 guest rooms and suites, each reflecting the brand’s signature blend of classic sophistication and contemporary luxury. The hospitality offering extends across a diverse dining portfolio, anchored by a rooftop restaurant with elevated views, an all-day dining venue, a pool lounge and a specialty restaurant. A signature bar and the brand’s iconic Peacock Alley will form central social spaces within the hotel.

Lifestyle amenities are structured to support both relaxation and recreation. Guests will have access to an outdoor swimming pool, a dedicated children’s pool and club, a fitness studio and a spa designed as a calm retreat within the resort environment. These elements reinforce Waldorf Astoria’s longstanding focus on service-led luxury supported by strong design identity.

Private living

Alongside the hotel, Waldorf Astoria Residences Dubai Islands will comprise 120 branded residences, offering a limited collection of premium furnished apartments. Owners will benefit from a hospitality-backed lifestyle model that integrates personalised services, privacy and operational convenience. Full access to hotel facilities adds another layer of value, connecting residential life with the wider resort ecosystem.

The residences are positioned within the growing global segment of branded homes, where property ownership is combined with established hospitality standards. For AVENEW Development, the signing represents a significant expansion of its portfolio on Dubai Islands.
