DUBAI – Ras Al Khaimah has recorded its highest-value single-unit residential transaction following the sale of an ultra-luxury Sky Palace at the Waldorf Astoria Residences for $35.4 million (Dh130 million).

The landmark deal was announced by Al Hamra, one of the emirate’s leading master developers, and reflects growing international demand for high-end waterfront living in the northern emirate. The transaction sets a new benchmark for residential pricing in Ras Al Khaimah as the market continues its rapid evolution.

In a separate but related transaction, Al Hamra also confirmed the sale of the development’s signature penthouse for $15 million (Dh55 million). Together, the two deals represent some of the most significant residential transactions completed in the emirate to date, reinforcing Ras Al Khaimah’s emergence as a serious contender in the UAE’s luxury property landscape.

Record sale

The Sky Palace sale marks the highest residential price ever recorded in Ras Al Khaimah. Positioned as a one-of-one residence, the Sky Palace occupies the uppermost floors of the beachfront Waldorf Astoria Residences tower and spans approximately 10,000 square feet across three levels. The residence has been designed to deliver exceptional scale, privacy and uninterrupted views, overlooking the Arabian Gulf and the Wynn Al Marjan Island integrated resort on one side, with sweeping mountain views on the other.

Residents of the Sky Palace benefit from exclusive access to a private suite of amenities located on a dedicated residents’ floor. These include a residents’ lounge, library, cigar lounge and a private cinema, offering a curated lifestyle experience aligned with global luxury standards. A dedicated ferry connection links the development directly to Wynn Al Marjan Island, providing convenient access to dining, entertainment and leisure attractions while maintaining a discreet and secure residential environment.

The record-setting sale comes amid sustained growth in Ras Al Khaimah’s residential property market. According to multiple research reports, the emirate has been transitioning from a traditionally quiet northern destination into one of the UAE’s fastest-growing real estate investment hubs. This transformation has been supported by major infrastructure investment, government-led initiatives and a rising supply of branded and lifestyle-focused residential developments.

In 2025, residential property prices in Ras Al Khaimah rose across both villa and apartment segments. The growth has been driven by stronger end-user demand, increased investor participation and heightened interest in waterfront and resort-style communities. Market indicators suggest the sector is entering a more mature phase, underpinned by improving fundamentals and sustained demand from regional and international buyers.

Price growth

New data released by Bayut highlights the scale of recent price increases in key communities. Villa prices in Al Hamra Village surged by 42 percent in 2025, with five-bedroom homes now exceeding Dh14 million. Apartment prices also posted strong gains during the same period, reflecting rising demand for high-quality residential options within master-planned waterfront developments.

The signature penthouse sold by Al Hamra forms part of the same beachfront tower as the Sky Palace. Spanning approximately 6,000 square feet across the 19th and 20th floors, the residence offers 360-degree panoramic views and has been designed to prioritise privacy and refined coastal living. Its sale further underscores appetite for premium, limited-edition homes in Ras Al Khaimah’s evolving luxury market.

Developer outlook

Commenting on the transaction, Benoy J. Kurien, Group Chief Executive Officer of Al Hamra, said the Sky Palace reflects the developer’s long-term vision for luxury living in Ras Al Khaimah. He noted that the record-breaking sale signals confidence in the emirate’s growth trajectory and the increasing appeal of well-designed, lifestyle-led residential developments aligned with international expectations.
