Eden Realty secures three of four costliest sales in community
DUBAI – A new milestone in Dubai’s luxury real estate market has been achieved with the record-breaking sale of a single-plot villa in Emirates Hills for Dh260 million.
The landmark transaction marks the highest value ever secured for a single-plot villa in the exclusive community, often referred to as the ‘Beverly Hills of Dubai’.
The deal was orchestrated by Fabricio Saltini, managing partner at Eden Realty, who represented the seller, while Michael Charalambous, associate director at Dubai Sotheby’s International Realty, represented the buyer.
Dh260 million villa
Spanning approximately 50,000 square feet, the vast property was never publicly listed. Instead, it was available only to buyers who passed a stringent pre-qualification process, reflecting the high level of privacy that defines transactions in Emirates Hills.
Saltini described the sale as a privilege, highlighting both the trust placed in the firm and the exceptional scale of the asset. He confirmed that the villa is located on the community’s most prestigious stretch, widely known as the ‘Golden Mile’, offering sweeping views of the lakes and the renowned Address Montgomerie golf course.

Eden Realty and its partners have now been involved in three of the four most expensive transactions in Emirates Hills. These include the Dh260 million record, alongside sales valued at Dh210 million and Dh209 million.
