Dubai Sotheby’s sets Dh161 million Palm Jumeirah Villa record
Exclusive villa ranks second-highest per square foot sale this year
DUBAI’s luxury property market witnessed another milestone as Dubai Sotheby’s International Realty completed the most expensive secondary villa sale on Palm Jumeirah in 2025, valued at Dh161 million.
The transaction also ranked as the year’s second-highest on a per square foot basis, at Dh14,679.39 per sq ft.
The villa, a Signature property developed by acclaimed developer 25 Degrees, combines contemporary architectural flair with bespoke interiors.

Spanning 10,900 sq ft of built-up space, the residence offers six expansive bedroom suites, multiple living areas, a private cinema, and a pool deck overlooking the Atlantis The Royal Resort & Residences.

The deal was managed exclusively by Dubai Sotheby’s International Realty, with Executive Partner Leigh Borg representing the seller and Senior Global Property Consultant Filippo Tavernaro acting on behalf of the buyer. Both highlighted the exclusivity of the property and the calibre of Palm Jumeirah clientele, where demand continues to outpace supply.

Record transactions
Leigh Borg commented that properties of this calibre rarely remain on the market, while Tavernaro emphasised that such deals reflect the global reach of the Sotheby’s network. The firm has been central to many of Dubai’s high-value property transactions this year, including the most expensive villa sale on Jumeirah Bay Island and a landmark residential plot deal on Palm Jumeirah.

Chris Whitehead, Managing Partner at Dubai Sotheby’s International Realty, noted that the Dh161 million sale marked the firm’s second record-breaking Palm Jumeirah transaction during the summer months, traditionally a slower period. He added that the deal highlighted the enduring appeal of the island and suggested a strong outlook for the final quarter of 2025.
Developer’s expansion
For developer 25 Degrees, the sale reinforced its reputation in the high-end market. Co-founder David von Rosen remarked that Dubai continues to attract high-net-worth individuals eager to invest in the city’s luxury lifestyle. This marks the company’s second major record on Palm Jumeirah, following a Dh62 million Garden Home sale in 2024.
In June 2025, 25 Degrees acquired a 90,000 sq ft plot on Palm Jumeirah for Dh365 million. The developer has since partnered with Killa Design to deliver a portfolio of prime, custom-built properties that will further strengthen the emirate’s super-prime market.
