Abu Dhabi launches new permit for property adverts to curb fake listings
ADGM introduces mandatory advertising permit for real estate on Al Maryah and Al Reem
ABU DHABI – In a significant step towards greater transparency in the property sector, Abu Dhabi Global Market (ADGM) has launched a new mandatory ‘Real Estate Advertising Permit’ service.
The initiative, now live on the AccessRP platform, requires permits for all property advertisements within ADGM’s jurisdiction, covering Al Maryah and Al Reem Islands.
It directly addresses the problem of fake, duplicate, and misleading listings, ensuring that only verified properties are advertised to the public.

What is changing?
The service is operated by ADGM’s Registration Authority in collaboration with the Department of Municipalities and Transport (DMT) and the Abu Dhabi Real Estate Centre (ADREC). It integrates with Madhmoun, the UAE’s first government-regulated Multiple Listing Service (MLS), which validates property details before advertisements can be published. By mandating permits, ADGM aims to eliminate inaccurate listings and create a more trustworthy marketplace.
How does Advertising Permit work?
The Advertising Permit service acts as a filter, requiring every listing to be checked and verified through Madhmoun before appearing in public domains. This system prevents duplication and fraudulent advertisements, which have been a common challenge for buyers and renters in the past. With the new framework, all property information published will have undergone official scrutiny, providing a reliable foundation for investors and consumers alike.
According to ADGM, the service is already available and fully enforced within its real estate jurisdiction. It forms part of Abu Dhabi’s broader strategy to modernise its property market, following the introduction of tools such as ADREC’s Rental Index.
Officials emphasise that the Advertising Permit will strengthen governance, improve oversight, and enhance confidence in Abu Dhabi as a globally competitive real estate hub.
