Ras Al Khaimah unveils Marjan Beach as UAE’s largest mixed-use destination
Development for 180,000 visitors with eight neighbourhoods and 74,000 residents
RAS AL KHAIMAH – Marjan, the master developer of freehold properties in Ras Al Khaimah, has announced the launch of its latest mixed-use beach town destination, Marjan Beach.
Spanning 85 million sq. ft, the project is the UAE’s most comprehensive waterfront development and is expected to attract billions of dollars in investments across real estate, hospitality and lifestyle sectors. Positioned as a transformative driver of Ras Al Khaimah’s Vision 2030, Marjan Beach is set to redefine waterfront living while reinforcing the emirate’s role as a hub for sustainable investment and tourism in the Gulf region.
The expansive destination will seamlessly integrate residential, commercial, cultural and leisure facilities, designed to balance modern urban convenience with environmental responsibility. With eight uniquely positioned neighbourhoods, Marjan Beach will bring together “live, work, play and innovate” concepts under one cohesive masterplan, creating an urban community with global appeal.
Lifestyle and tourism
The development is set to host 12,000 hotel keys and 22,000 residential units, supporting an anticipated population of 74,000 residents and a workforce of 32,000. Designed to accommodate up to 180,000 visitors annually, Marjan Beach combines the features of a thriving residential town with those of a premier tourism destination.
A central highlight of the masterplan is its three-kilometre beach frontage and 6.5 million sq. ft of open green spaces, ensuring that natural surroundings remain an integral part of the design. From luxury beachfront resorts overlooking the Arabian Gulf to mid-scale residential clusters and retail streets, the destination aims to cater to a wide range of lifestyles and income groups.
Overlooking Al Marjan Island, the Beachfront Resorts area will host upscale hotels, public beaches, dining outlets and entertainment hubs. Within walking distance, an interconnected residential and commercial district will be framed by the masterplan’s largest park, with landscaped spaces linking all neighbourhoods.
Mixed-use facilities
Marjan Beach’s Civic Centre will serve as a central hub with government offices, public services and cultural venues, while an Innovation District will accommodate tech-driven enterprises and new business ventures. The logistics and retail areas will include next-generation facilities to support trade and commerce, alongside upscale residential clusters and leisure zones.
