BAY360: Dubai’s new lakefront destination brings retail, dining and wellness spaces to Jumeirah Lakes Towers
Spinneys anchor store and rooftop padel courts among key features
DUBAI – DMCC, in partnership with Dubai-based developer Sweid & Sweid, has announced the launch of BAY360, a new mixed-use lifestyle destination set within Jumeirah Lakes Towers.
Designed as a neighbourhood and community hub, the development will introduce a curated blend of everyday conveniences, from essential retail to wellness and recreation. The project forms part of DMCC’s broader programme to upgrade shared spaces across JLT, further enhancing the quality, accessibility and liveability of one of Dubai’s most established residential districts.
BAY360 will be developed on a portion of the existing Lake D, with most of the lake retained as a central community feature. The architectural vision focuses on integrating the built environment with the surrounding waterfront, supporting smoother pedestrian movement while activating the public realm and preserving the open, lakeside character of the area.

At its core, BAY360 will bring together community essentials and lifestyle-oriented spaces in a single, walkable destination. The development will be anchored by a 22,000-square-foot Spinneys supermarket, offering residents a modern grocery experience. A range of cafés and restaurants will add new dining options, including lake-facing venues with outdoor terraces overlooking the water.
Additional facilities are planned to support day-to-day living, including medical services, lifestyle retail outlets and family-friendly outdoor areas. Rooftop padel courts are also part of the scheme, adding a recreational dimension above street level. To accommodate increased footfall, the project will include a dedicated underground car park with around 300 spaces.
Lake upgrades
Beyond the development footprint, DMCC and Sweid & Sweid will deliver wider enhancements around Lake D aimed at improving connectivity throughout JLT. A redesigned pedestrian avenue will create a clearer, more direct route between the metro station and the far side of the lake, strengthening links between clusters and improving access to JLT Park.
Upgraded lake edges will introduce additional greenery, seating areas and walkways, reinforcing the connection between residents and the waterfront. These changes are intended to make the lakeside environment more accessible and inviting for everyday use.
Masterplan focus
Ahmed Bin Sulayem, Executive Chairman and Chief Executive Officer of DMCC, said the project reflects the organisation’s continued focus on strengthening quality, connectivity and the long-term character of Jumeirah Lakes Towers. He noted that the introduction of essential retail, dining, wellness and recreational amenities, alongside enhanced public spaces and accessibility, is designed to elevate the daily experience across the community.
Maher Sweid, Managing Partner of Sweid & Sweid, described BAY360 as the company’s third project in JLT, following Banyan Tree Residences and alongside the development of Sweid One. He said the investment underlines the firm’s long-term commitment to the district and its role in enriching everyday life, with completion targeted towards the end of 2027, as work across Lake D and surrounding public spaces progresses in parallel with the new destination taking shape.
