DUBAIAldar has introduced Al Ghadeer Gardens, a new residential community designed to strengthen modern family living along one of the UAE’s most rapidly evolving development corridors.

Located on the Abu Dhabi-Dubai border, the project brings together connectivity, education and lifestyle amenities within a carefully planned master community. The launch marks a significant addition to the wider Al Ghadeer area, which is already home to a growing residential population and established facilities.

The development arrives as demand continues to rise for well-connected suburban communities that offer balanced access to both emirates. With its focus on liveability, long-term investment appeal and proximity to major economic hubs, Al Ghadeer Gardens is positioned as an entry point into an expanding regional destination that continues to attract families and professionals.

Prime location

Al Ghadeer Gardens is strategically located to provide seamless access to key destinations across Abu Dhabi and Dubai. Within approximately 20 minutes, residents can reach Expo City Dubai, Dubai Parks and Resorts, and the emerging Palm Jebel Ali district, all of which are shaping southern Dubai’s future lifestyle and leisure landscape. Al Maktoum International Airport, expected to become a major global aviation hub, is also in close proximity, further enhancing regional and international connectivity.

On the Abu Dhabi side, the community offers convenient access to Yas Island, Zayed International Airport and the capital’s main urban districts. This dual-emirate accessibility positions the development as a practical base for residents working across either city, particularly those commuting to major employment hubs.

The location also reflects the wider transformation of the corridor, which continues to evolve as a mixed residential and commercial zone linking two of the UAE’s most dynamic cities.

Family living

The community comprises 437 villas and townhouses, offering a mix of two-, three- and four-bedroom homes tailored to modern family needs. Designed with open-plan layouts, the residences feature bright interiors, functional living spaces and private gardens that encourage indoor-outdoor living. The design approach focuses on flexibility, allowing homes to adapt to changing family lifestyles over time.

At the centre of the development is a strong emphasis on education, with the planned Al Ghadeer British School set to open for the 2030 academic year. Operated by Aldar Education, the school will follow the British curriculum and accommodate more than 2,800 students. It will offer academic programmes supported by extracurricular activities in sport, music, creative arts and digital learning, creating a comprehensive educational environment within the community itself.

Green spaces

Al Ghadeer Gardens places significant focus on outdoor living and wellness, integrating more than 30,000 square metres of landscaped open space. The masterplan is designed to be pedestrian-friendly, with shaded walkways, tree-lined paths and interconnected green zones that encourage walking, cycling and social interaction.

Residents will have access to a wide range of amenities including a resort-style swimming pool, splash pads, sports courts, open play areas and an edible garden. Dedicated stargazing lawns and community event spaces further enhance the outdoor lifestyle offering, creating opportunities for regular gatherings and recreational activities.

A central community hub serves as the heart of the development, featuring a fully equipped gymnasium and multipurpose indoor spaces for fitness, learning and social engagement. These facilities are intended to support year-round activity and strengthen community interaction.

The wider Al Ghadeer neighbourhood already provides established infrastructure and services, allowing new residents to integrate into an active community from the moment they move in.

Sustainable design

In line with Aldar’s sustainability framework, Al Ghadeer Gardens is targeting Estidama Pearl 2 and Fitwel 2-star certifications. The development has been designed with environmental efficiency and resident wellbeing in mind, incorporating green building principles and resource-conscious planning.

With mid-market positioning, the community is expected to attract a broad mix of buyers, including first-time homeowners, young families, professionals and investors seeking long-term value in a strategically located corridor.

Al Ghadeer Gardens will be available for sale from 18 May 2026, with sales centres located on Yas Island and Jumeirah Beach Road in Dubai, offering direct access for prospective buyers exploring opportunities in the emerging development.
