DUBAI – Dubai’s ultra-prime property market has added another headline-making transaction with the sale of Villa Gaia for Dh280 million, placing the waterfront residence among the most notable single-villa transactions in the emirate’s history.
The deal marks a significant moment for Dubai’s luxury property sector and underlines continued appetite for rare, highly curated homes among affluent international buyers. The transaction was announced by Alta Real Estate Development, which described the sale as a milestone in the city’s increasingly competitive high-end residential landscape.
The 21,883-square-foot private estate sits on one of the most exclusive plots on Jumeirah Bay Island, one of Dubai’s most tightly held waterfront communities. Designed as a one-of-one residence, Villa Gaia was conceived around exclusivity, privacy and architectural individuality rather than scale or volume.
Market demand
The sale reflects an evolving shift in buyer preferences in the luxury segment, where globally mobile ultra-high-net-worth individuals are increasingly seeking homes with a distinctive identity and long-term residential value.
Developers and analysts have pointed to rising demand for highly customised residences that move beyond traditional luxury offerings. Instead, buyers are pursuing properties with unique design narratives, craftsmanship and limited availability.

Designed by award-winning studio VSHD Design, Villa Gaia combines contemporary architecture with a softer residential approach. The property’s design language draws inspiration from natural horizons and waterfront surroundings, using expansive proportions and flowing contours to create visual openness.
Floor-to-ceiling glazing frames uninterrupted views across the Arabian Gulf, while natural materials such as Silver Travertine, timber and clay contribute to a restrained and refined interior aesthetic. Natural light plays a central role across the residence, shaping spaces intended to feel both expansive and intimate.

Design
