ABU DHABI: Aldar Properties has launched the masterplan for Fahid Island in Abu Dhabi, a super-luxury coastal destination valued at over Dh40 billion.

Spanning 2.7 million square metres, the island will offer premium homes and lifestyle experiences, with every corner within a five-minute walk from the water’s edge.

Located between Yas Island and Jubail Island, the development builds on the success of Saadiyat and Yas Islands, with a strong focus on wellness and sustainability.

Massive residential plan

More than 6,000 residences will be developed, including apartments, townhouses, and ultra-luxury villas. The first community – Fahid Beach Residences – will comprise seven mid-rise buildings, each with 65 apartments. Homes will feature direct access to water, with formats ranging from 4- to 6-bedroom villas.


The island boasts 11 kilometres of coastline, including a 4.6km beach and lush mangrove forests.

Design and sustainability

Internationally acclaimed architects – Japan’s Kengo Kuma and Koichi Takada, London-based ACME, and UAE’s NAGA – are behind the distinct residential designs.

Fahid Island is the world’s first to receive Fitwel certification for healthy buildings and also holds LEED Cities Platinum precertification. The project targets Estidama 3-Pearl sustainability accreditation.

Thirty per cent of the masterplan is dedicated to natural landscapes, including Berm Park, a 10km wellness corridor with shaded trails, cycling tracks and green zones.

Community lifestyle hub

Fahid Island will feature a 2km waterfront promenade designed as the community’s social core, lined with art installations, cafés, and relaxation spaces. Coral Drive, the retail boulevard, will host boutique stores, galleries, a ballet school, and eclectic street furniture.

Aldar is also establishing an international school on the island, further integrating lifestyle and learning.
