Mortgage activity and foreign investment see substantial annual growth

DUBAI – Sharjah’s real estate sector achieved an unprecedented milestone in 2025, reaching a total trading value of Dh65.6 billion.

This represents a 64.3 percent increase compared with Dh40 billion in 2024, highlighting the emirate’s expanding property market.

The total number of real estate transactions climbed to 132,659, marking a 26.3 percent rise over the previous year. Sales transactions alone surged to 33,580, a 38.4 percent increase, driven by growing demand for residential units, attractive rental yields, price stability, and a variety of real estate projects supported by flexible financing solutions.

These achievements reflect the long-term vision of His Highness Sheikh Dr Sultan bin Mohammed Al Qasimi, Supreme Council Member and Ruler of Sharjah, alongside the guidance of His Highness Sheikh Sultan bin Mohammed bin Sultan Al Qasimi, Crown Prince and Deputy Ruler of Sharjah and Chairman of the Executive Council.

Their leadership emphasises legislative stability and balanced development, creating a resilient and trusted market that continues to attract sustainable, high-quality investment. Abdulaziz Ahmed Al Shamsi, Director-General of the Sharjah Real Estate Registration Department, noted that the sector’s growth is the result of clear leadership vision and long-term strategic planning.

Rising mortgages and investment

Mortgage activity also saw a notable increase, with real estate mortgages valued at Dh15.5 billion across 6,300 transactions, up 45.1 percent from 2024. Foreign investors from 129 nationalities participated in the market, up from 120 last year, trading 60,322 properties compared with 45,676 in 2024.

UAE nationals accounted for Dh33.8 billion of total transactions across 41,066 properties. GCC nationals, excluding Emiratis, invested Dh3.4 billion in 2,055 properties, while Arab nationals contributed Dh9.8 billion in 8,663 properties. Investors of other nationalities purchased properties worth Dh18.5 billion across 8,538 units.

Digital transformation

Real estate procedures also reflected strong growth. Ownership certificate transactions rose 17.6 percent to 47,453, title deed transactions increased 29.7 percent to 46,131, initial sales contracts reached 14,472 (up 41.2 percent), and valuation transactions rose 35.8 percent to 3,696.

The Sharjah Real Estate Registration Department confirmed that its advanced digital transformation framework and smart services played a key role in improving transaction efficiency, accuracy, and transparency across the market.
