Sharjah real estate hits Dh3.1 billion in May
Ownership patterns and mortgages shape monthly transaction mix
SHARJAH – Sharjah’s real estate sector recorded transactions worth Dh3.1 billion in May, spread across 7,119 deals, reflecting sustained investor confidence in the emirate’s property market.
The total area traded in sales transactions reached approximately 9.5 million square feet, according to data released by the Sharjah Real Estate Registration Department.
The figures highlight broad-based activity across residential, commercial, and industrial segments.
Sales activity
Data showed that ownership certificate transactions led activity with 2,902 transactions, accounting for 40.8 percent of the total, followed closely by ownership deed transactions at 2,776 (39 percent). Mortgage transactions reached 718, with a combined value of Dh934.7 million. Initial sales contracts stood at 513 transactions (7.2 percent), while valuation transactions reached 210, representing 2.9 percent.
Sales were recorded across 115 areas in the emirate, covering multiple property types, including 913 land transactions, 683 subdivided units, and 255 developed land deals. The highest single transaction in May was recorded in Al Sajaa Industrial, where a land deal reached Dh92 million, while Al Mamzar registered the highest mortgage transaction at Dh80 million. Overall, Sharjah recorded 1,851 sales transactions during the month.
Sharjah City accounted for 1,315 sales transactions, with Muwaileh Commercial leading at 328 deals, followed by Al Khan with 218, Rodhat Al Sidr with 158, and Mezairah with 59. In terms of value, Muwaileh Commercial topped the list at Dh276.6 million, followed by Al Sajaa Industrial at Dh190.1 million, Al Menhaz at Dh150 million, and Tilal at Dh145.3 million.
In the Central Region, 440 sales transactions were recorded, with Al Belaida contributing 133 deals, while Industrial Area 4 registered the highest trading value at Dh77.8 million. In the Eastern Region, covering Kalba, Khor Fakkan, and Dibba Al Hisn, a total of 96 sales transactions were recorded, with Al Mudeifi leading both in volume at 29 deals and value at Dh31.6 million.
