Abu Dhabi real estate surges to Dh142bn in record 2025 transactions
Foreign investment hits Dh8.2bn from over 100 nationalities
ABU DHABI – The Abu Dhabi Real Estate Centre (ADREC) has announced that the emirate’s real estate market achieved a record Dh142 billion in total transactions in 2025.
This came from 42,814 deals, representing a 44 percent increase in value and a 52 percent rise in transaction volume compared with 2024. The figures underline Abu Dhabi’s growing position as a trusted global hub for property investment and market confidence.

The sector displayed robust diversification, with sales and purchases generating Dh99.4 billion from 25,604 transactions. Mortgage activity contributed Dh42.7 billion from 17,210 deals. The balance between end-user demand and investor participation demonstrates both sustained local engagement and confidence from financial institutions, reflecting a mature and accessible real estate ecosystem.
Global investment
Foreign Direct Investment (FDI) in Abu Dhabi real estate reached Dh8.2 billion in 2025, a 13 per cent increase from the previous year. Investors from over 100 nationalities contributed, with notable participation from Russia, China, the UK, the US, France, and Kazakhstan. Investment zones attracted international attention, with foreign investments marking a 65 per cent rise in value to Dh54.13 billion, compared with Dh32.89 billion in 2024.
Engineer Rashed Al Omaira, Director General of ADREC, said: "The outcomes recorded in 2025 are not accidental. They reflect a real estate market deliberately shaped around trust, clarity, and long-term confidence. ADREC’s role has been to move the sector beyond activity and into maturity by establishing clear governance, reliable data, and a regulatory environment that protects investors while enabling sustainable growth."
Development momentum
The market’s continued momentum is also visible through 56 new real estate development projects registered in 2025 and a 57.7 percent rise in professional licences, bringing the total to 3,566.
